Shopping centers moving in

One will be complete in July, the other close to breaking ground

It’s taken close to a year of planning, but a new 7,500-square-foot strip mall is inching towards completion.

The strip mall, which will be located on Highway 90 in Boutte (adjacent to the Herald-Guide office), will take around four months to complete once ground is broken.

Developer Paul Flanagan says that he hasn’t decided which stores will occupy the strip mall, but he has been approached by coffee shops, pizza places, clothing stores and insurance companies.

Flanagan says that it has taken a year to get designs finalized because the parish wanted him to include enough green space. After going through six redesigns, the only hiccup remains the removal of a telephone pole that resides in the location.

“It’s taken almost a year to get everything approved and we finally got a building designed that has enough green space,” Flanagan said. “I am still waiting to remove the telephone pole because they told me it would cost $20,000.”

The strip mall will consist of six bays that will each be 1,250-square-feet. Parking will be available both in the front and the rear of the building and there will be room for 60 parking spaces.

While that strip mall hasn’t yet broken ground, another is finally coming to fruition. The Boutte Shopping Center, which is located off of Highway 90 between Wal-Mart and A Storage Inn, officially broke ground in December and is scheduled to be completed in July. So far, Sicily’s Pizza, Wireless from AT&T, Advance America, Nail Salon, Cato, Shoe Show and It’s Fashion have all leased areas in the 33,340-square-foot shopping complex.

There are five spots still available for lease.

“We are definitely working on getting a few more stores in there,” Johnny Neff, of the Spectra Group Inc., said.

Neff says that after the building is completed, the Spectra Group, which owns the center, would turn it over to each individual retailer. It then usually takes 60 to 90 days for those retailers to open.

Spectra has developed similar retail centers all over the country, including Arizona, Colorado, Illinois, Minnesota, New York, Oregon and Texas.

Break down of the confirmed businesses in the center along with square footage, which is subject to change by the time the shopping area is completed.
