Parish’s first major subdivision in 8 years proposed

St. Charles Parish’s first major subdivision proposed in years has cleared the first hurdle with the Planning and Zoning Commission.

“It’s been over eight years since we’ve had a major subdivision,” Planning and Zoning Director Michael Albert said. “I think the housing market is recovering in the parish and it has a need for new housing and, more so, there is a desire for it.”

The planned Ashton Oaks Subdivision project will have 66 lots on slightly over 13.5 acres of property in Luling.

Albert said the subdivision site planned is west of Allie Lane coming off Meg Lane and Caesar Court.

Preliminary plans do not include an estimated project cost.

The application submitted in June names JCJR Enterprises of Destrehan as the developer.

“I think it’s good news for the parish, especially after years of waiting for this to happen,” Albert said. “There is a lot of development potential in that area of the parish and it’s good to see something coming up.”

Albert told the Parish Council Wednesday (July 6) the project is coming up for preliminary review, the first of three approvals needed to proceed with construction. If approved, the next phase would entail submitting construction plans that detail infrastructure and roads.

Project plans currently call for a new road, which would be called Ashton Oaks Lane. The subdivision would have two entrances.

“St. Charles Parish is a good housing option for the people,” Albert said. “It’s one of the last places where you can build affordable housing. A lot of people are priced out of Orleans and Jefferson parishes,” he said of potential buyers.
