Hahnville development is approved

A 10-lot subdivision has been approved for construction in Hahnville.

The St. Charles Planning Commission approved construction plans for Pecan Bayou Subdivision. An investor group, also called Pecan Bayou Real Estate LLC in Destrehan, will lead the project.

Jeffery Melancon, one of the investors and a 25-year Realtor veteran in Destrehan, said they bought the 3.8-acre site available on Oak Street because they saw it as a good opportunity to increased housing options in St. Charles Parish.

“There is a lot of pent-up demand for housing in St. Charles Parish,” Melancon said. “There isn’t a lot of property affordable or in a no-flood zone to have a new home. This is a little bit rural tract.”

The site, sided by Hickory and Butternut streets, is zoned for single-family residences with access to River Road and LA 3160. He anticipates the lots appealing to more upper-end homebuyers or those seeking a larger home.

“It’s nice big, deep lots that will accommodate buyers who want to put in a large garage and that’s not available in a lot of these other developments,” Melancon said. “Buyers will have more opportunity to build what they want with nice deep backyards for a pool and also space for covered parking.”

The project will include eight larger lots at 16,000 to 20,000 square feet and two smaller lots at 10,000 to 11,000 square feet.

They will be available for sale in early summer to the public and builders, he said.

“The cool thing about this is no flood zone,” Melancon said. “That’s a big plus. It makes it so much more affordable to build a home.”

The advantage is no flood insurance is required for mortgages, he added.

Lot prices will range from $75,000 to mid-to-upper $90,000 for houses starting in the $300,000 range.

Melancon anticipates a healthy housing market in the parish.

“My outlook is that, like the National Association of Realtors, is if the economy remains strong, housing will continue to be strong,” he said.
