Homes selling at pre-Katrina rates
Six years ago I started working in real estate and everyone in the office would get excited if the number of active listings in St. Charles Parish would reach 80. As of Sunday night St. Charles Parish had 295 active listings.After Hurricane Katrina, the River Parishes went through a real estate boom. Some time has gone by and things have slowly returned to conditions that resemble pre Katrina.
In December of 2004, 67 homes sold and the average sale price was $150,842.
Just one year later, in December of 2005 and after Katrina, 140 houses sold and the average sold price was $167,726.
In December of 2006 numbers changed again. Seventy homes were sold that month and the average sold price was $192,087.
As you can see, the few months following Katrina the number of homes sold in the River Parish area rose tremendously and just a year after the storm the number of homes sold in the River Parishes was cut in half.
We are, of course, not to December yet but the numbers for August were holding strong. 68 homes sold in the month of August in the River Parishes area and the average sold price was $189,818.
With so many homes on the market now, we are seeing listing prices decreasing.
Home sellers are realizing that real estate is like any consumer product and it is a system of supply and demand. With so many homes on the market right now we are seeing the prices of homes decreasing.
As I have stated in my past article, Real Estate is moving to a buyer’s market. If you are in the mood to make a move there is no shortage of homes available.
With so many people still displaced after Katrina, the lower listing prices may make home buying more available to everyone.
