River Road Estates construction to begin

Construction is expected to begin on River Road Estates subdivision this week in Hahnville.

Matt Falati, engineer with Meyer Engineers in Metairie, on behalf of project owners Cypress Ventures and River Road Estates LLC, said work is expected to begin on Phase 1 or about 50 lots of the 101-lot development.

The work is pending final approval by the St. Charles Parish Council.

Falati said construction should be completed on the first phase in two to three months.

The lots will be available for sale to the public and builders, he said.

The subdivision will come with covenants to ensure quality construction, Falati said. A homeowners association also will oversee the development.

Falati further outlined that covenants will require certain architectural styles, set a minimum house size of 1,600 square feet and put average house price in the $190,000 to $220,000 range.

The development, originally called Berkshire Estates, was recently approved for construction by the parish’s Planning Commission.

In 2007-08, the project was initially planned by former New Orleans Saints football player Willie Whitehead Jr., but he lost it due to financial problems.

Whitehead said he lined up new investors, including another former Saints player, but the property ended up at a sheriff’s auction and sold to River Road Estates LLC of Metairie.

Located between 16011 and 16061 River Road, the residential development will have 101 lots instead of the initially planned 110. Some 11.35 acres of the 42-acre parcel will be developed.

Following considerable discussion about efforts to improve area drainage, the council recently approved a wavier that cleared the way for the project.
