Wendy Benedetto has a plan that makes a buyer shine

For Wendy Benedetto, it takes plain common sense and dedication to get on the path to home ownership.

“You’ve got to grab that market,” Benedetto said of achieving this goal.

As an agent with Latter & Blum in Destrehan, she not only knows the market but is willing to help nearly anyone take the necessary steps to make this dream come true. These people are typically first-time buyers or renters who mistakenly believe they don’t have the credit or resources to own a house or there isn’t one out there for them.

“I could put them in a house in possibly a year,” Benedetto said. “They may have issues with credit, but there are ways to fix that. You work with a lender and put a plan in place to improve credit. If you don’t want to keep throwing away your money, it’s worth a free shot at seeing what we can do.”

Benedetto said she’s offering people that shot and, as long as they patiently stay on track, the dream of owning a home is possible.

“If you’re working with a steady income, file income taxes but your credit score is not the best, come sit down with me,” she said. “We can work together to own a home.”

The market is competitive toward finding the right house in St. Charles Parish, but Benedetto said they do come on the market and that’s why a buyer has to be ready to make the move.

“First and foremost, you have to sit down with someone,” she said. “You’re credit is a crucial element of this. I have gotten people into a house for no money down. It means matching the right buyer with the right seller with the right house, but the most critical element of this move is repairing credit. We have to make sure you’re going to shine.”

Additionally, Benedetto works with relocation buyers  and sellers.

She is certified to work with several relocation companies. Buyers and sellers can request her.

Benedetto also has a great repore with builders, working with several local ones who she can match up with and allow buyers to build their dream home on a budget they can afford.

She also works with numerous high-end businesses in the area on relocation. This is critical in that plant managers tend to change every three years, as well as teachers coming into the school system are typically shopping for a house.Even though Benedetto holds a part-time position of councilwoman-at-large, she has managed to rank as Latter & Blum’s sixth top agent in Louisiana.

Last year, she sold more than $18 million in properties. She ranked No. 1 in the company in the state for sales.
