It has become very evident over the last few months that we have an extremely large number of homes for sale right now in St. Charles Parish.

With so many homes on the market at this time it is normal for sellers to become anxious. Homes are sitting for sale longer than they have in awhile and one quality that sellers must posses is patience.

Besides being patient, there are things that can be done to further attract potential buyers.

If you need to sell quickly, pricing is the main issue. Usually there is an average sales price per square footage that the listing price is based off of.

If you are in a hurry, pricing slightly below average will possibly sell your home quicker. Every seller needs to do “cosmetic” improvements and keep their home looking fresh and updated. The exterior of the home can be prepared by keeping the lawn mowed, flower beds weeded, and keeping toys and equipment picked up.

You can also improve the appearance of the exterior of your home with pressure washing and fresh paint. The interior of your home can easily look larger and more appealing by moving furniture and removing clutter. Fresh paint on the walls and a good cleaning always will make a good impression.

The seller can also go around the home and fix small but needed issues. Leaky faucets, replacing light bulbs, and tightening doorknobs are a few examples. Once simple maintenance and upkeep has been established, there are a few quick things that can be done right before a showing.

Always have your home picked up by making the beds, picking up toys and clutter, and having the bathrooms and kitchen clean. Minutes prior to the showing, turn on some soft music and light some candles. You may even bake some cookies to spread a “homey” aroma throughout the home. Plus you can leave the cookies out for the potential purchasers.

Make sure that you as a “For Sale By Owner” or your designated agent schedule Open Houses and have the day and time advertised in the local papers.

Always remember to remain patient and by following some of the above steps the wait may be lessened.

The Real Estate Market will continue to have ups and downs.
If you are a purchaser you are experiencing an up, with an abundance of homes to choose from and pricing being at it’s lowest in awhile.

If you are a seller then you are experiencing a down. With patience and time the market will change again and homes will sell, just as it always has.
